Income Requirements

To ensure applicants can comfortably afford their rent, we require a minimum gross monthly income of 2.5× the monthly rent. Income must be verifiable through approved documentation such as recent pay stubs, bank statements, or a valid employment offer letter.

Credit Score & Security Deposits

Credit history is reviewed as part of the application process. Applicants with a credit score of 650 or higher qualify for a standard security deposit equal to one month’s rent. Lower credit scores may require additional deposits, while scores below 550 are grounds for denial.

Rental History

A minimum of one year of verifiable rental history is preferred. Applicants must have no prior evictions or rental judgments, and recent late payments or outstanding balances may result in denial.

Employment Verification

Stable employment is preferred and must be verifiable. Looking for at least six months at their current employer, and additional verification may be requested to confirm income consistency.

Criminal Background Screening

Criminal history is reviewed to ensure a safe living environment for residents and property owners. Certain felony convictions and recent violent, drug-related, or sex offenses may result in denial, while other cases are reviewed individually.

Smoking Policy

Smoking is not permitted anywhere inside the home or unit, nor anywhere on the property premises, to maintain a clean and healthy living environment.

Lease Terms

The standard lease term is 12 months, with renewal options potentially available. Lease terms are designed to provide stability for both residents and property owners.

Pet Policy

Pets are considered on a case-by-case basis, with breed and size restrictions applying. Approved pets require a refundable pet deposit, a non-refundable pet fee, and monthly pet rent.

Application Fee

A non-refundable $50 application fee is required for each applicant 18 years of age or older. This fee covers credit and background screening costs.

Complete Applications

All applications must be fully completed and supported by required documentation within three days of submission. Incomplete applications or missing documents may result in deactivation.
